Marbella is on the move again
Marbella is on the move again with sales for 2012 up year on year by 21.1% with most people looking in a healthy price range of €200,000 to €1.4 Million. This is a very positive start to autumn. However, it hardly feels like autumn with the temperature in October during the day reaching the 30’s. Now is a perfect time to look for your perfect home.
We have recently seen a resurgence of construction taking place, but this time around, Spain has learnt its lesson, and long gone are the days of envelopes being passed under the table “sobres abajo de la mesa”, the new construction is low density, well designed and constructed with full licenses in place and good bank funding available.
Of course Marbella isn’t without its glamorous side, recently George Clooney has changed his allegiance with Italy in favour of a stunning villa set into the hills of Sierra Blanca above Marbella, Brad and Angelina Jolie are reported to be house hunting in the area, and of course the most expensive man in the world – well almost, Gareth Bale has also joined the jet set of Marbella by purchasing a property here in a secure gated community on the beachfront of Marbella.
Enquiries are flooding in from Russia, China and the Middle East predominantly off the back of being able to obtain a Visa. Known as the “Golden Visa”, this visa is offered to residents from non EU countries, but it comes at a hefty price of €500,000 or more, which is to be invested in property within the country. The scheme is due to launch in the last quarter of 2013.
With property prices leveling, new construction with good bank funding starting up, and the new “Golden Visa” scheme, the market is sure to continue to grow and present us with an exciting 2014 ahead of us.
